This is an independent senior focused apartment complex, not assisted living. They have a wonderful staff at the office and an activities coordinator to facilitate community activities for those who wish to...
Hi, my name is [name removed]. My uncle lives at this facility and we were invited to the Thanksgiving luncheon. The table settings were beautiful. The food taste like grandma made it herself. They were so...
Mom moved to Legacy Ridge a year ago this January. I think, like most seniors she was hesitant to leave her home of 50 years but from day 1 she started to feel at home. The facilities are beautiful, the...
My name is [name removed] when I found out about this place this place is such a great place to live from the Front Desk staff. It is great from the sales. It is great everybody at this place together as a...
There was a shortage of help so often mom had to stay in bed all weekend. And their van was broken the whole time she was there so they never went anywhere. The facility was sold and that was difficult to...
Very well maintained, clean & safe for a 95- yr old. Some are lively & friendly. Some are moody. Good care, but not always predictable. Have to repeatedly ask for some services, like help with hair/nails, ...
Recently visited a loved one and was really surprised with the level of care and concern I witnessed from all the staff I encountered. Great community. Staff had activities and good meals planned for...
What I like the most about Winnwood Retirement, I'd have to say the food and activities but as I am not the resident, my feedback is only by word of mouth. I would definitely recommend this community to...
I rate Golden Rose a 5. I am so grateful that [name removed] recommended this place. The owner, [name removed] , and her manager, [name removed] , are so loving and caring. My loved one had an awful...
As is somewhat typical with these type of facilities, there is a moderately high turnover rate of staff. Over the past year, Oaks has changed directors once, activities directors 3 times, and has a part time...
No comment on the quality of care because there's really no care, it's independent living. Value for cost - it was the most affordable at the time. The old director really disappointed us by overselling the...
I would recommend your service and definitely Benton House. Great activities, Great food, treat residents like family. Mom had a great transition to Benton House. We have been very pleased with her care.
I would rate everything a 5. It was a great experience. It's always clean. The staff was very accommodating. I like that they had a Facebook page and we were able to see all the activities.
Nice and helpful staff! Food is also pretty good! We picked this community for our loved one because, it was convenient and they had spacious rooms!
August Springs is a quiet place, probably due to the age restriction of 62+ years old. The place is more like an apartment complex since it is non-assisted living but a great place for those that don't need...
Because independent living communities in Georgia don’t provide personal care services or skilled nursing care, they are not licensed or regulated by a state agency like other senior living facilities.
It is worth pointing out that many of our partner independent living communities in Georgia reside on the same campus as assisted living and memory care facilities.[01] For more information on assisted living regulations in Georgia, visit our Georgia state overview to assisted living.

Stand-alone independent living communities can be compared to an apartment building where residents don’t require access to higher level supportive services. These communities must adhere to state rental laws, which are outlined in the Georgia Landlord Tenant Handbook. City or county governments may have additional rental laws that regulate landlord tenant relationships.
An example of Georgia’s rental laws include the following:
• Landlords cannot discriminate based on a person’s race, color, religion, sex, national origin, familial status, or disability.
• Landlords have a duty to ensure a unit is safe and habitable by maintaining the building structure, electric, heating and plumbing.
• Tenants cannot substantially alter a leased property without the landlord’s permission.
• The landlord cannot keep the security deposit to cover normal wear and tear.
• Landlords cannot remove tenants or prevent access to a unit without first going through the court eviction process.
The Americans with Disabilities Act (ADA) protects tenants living with a disability from housing discrimination. The act requires landlords to make reasonable accommodations and allows a resident living with a disability to make reasonable modifications to their living space. The following examples of reasonable modifications or accommodations:[02]
• Hand rails and or grab bars
• Wheelchair ramp
• Assigning an accessible parking space
• Allowing a service animal
• Lower light switches
Most independent living communities in Georgia have age requirements, which are typically posted on the community’s website. Some communities require individuals be a minimum age of 55 while others set the minimum age at 62. Communities may have additional admission requirements to ensure residents don’t require a higher level of assistance than what the community is capable of providing.
