About the community

Welcome to The Manor House!

Our beautiful, established community is located in the heart of Batavia, NY - about 25 minutes from either Buffalo or Rochester and provides apartment style living for active seniors living in near-by towns – and even some who have moved to be close to their children. Our privately owned community was built in 1997, with 2 additions in 2009. We are licensed and regulated by the NYS Department of Health.

Our community is comprised of studio, 1 bedroom and 2 bedroom apartments and features either a kitchen or kitchenette. All apartments come with large windows to allow for a home-like feel, handicap accessible bathrooms and individually controlled HVAC.

The community offers an on-site salon, chapel, library, private dining room and a café area for those special family events.

Our ideal small-town location ensures we are conveniently located by all major shopping centers, restaurants, medical offices and hospitals. We provide transportation for medical or personal appointments 5 days a week.

Concerned about whether you or a loved one is appropriate for our community? We would love to share more about our Independent vs. Enriched Care programs. We know the last...

Alice Weber - I toured this community

I visited community several years ago and was very impressed with staff especially management but went back recently to look for loved one and how much has changed and not positively. Not impressed at all and would not choose. I thought place was upscale but with current management what a disappointment

We are happy with our choice

I would recommend it, we are happy with our loved one there. The food prior to COVID, the food was decent when we ate there. The room size is decent. The activities prior to COVID included: cooking classes and demonstrations, bingo, and some residents would play games and cards. They do have concerts that come in prior to COVID. I believe they even had a bus that would take residents to church services. They also provide transportation to doctor visits in the zip code, and this still happens. We have now resumed face-to-face visits, and this has started in the last couple of weeks. They hired an employee to oversee all the visits, and limited. They have had no residents or staff that has tested positive for COVID.

Great place for what my father needs

We chose this community because my dad does not need a lot of services at this point in time, but in the future with his diagnosis he can get care in here when he needs it without having to move. The studio apartment he is in is very spacious. My dad says the food is very good. I would definitely recommend.
