Lovely to look at; sad situation for residents.
I believe these apartments were built in about 2000, and the location on the Boise River and Greenbelt is difficult to beat, and the outside looks nice, but maintenance inside is another matter. As I wrote this, we are without a manager, as the 5th in the past 4 years either quit or was let go. Normally there is a staff of 5 or 6, only a maintenance person and part-time housekeeper are still here. The carpets on the top two floors are filthy and smell. People do not clean up after pet accidents, and many residents smoke cigarettes and pot in their apartments. Many apts. need new flooring and heat/AC units. With most utilities included in the rent, it is one of the least expensive low income places to live in the Boise Area, but it is sad to see it become so run down. It was sold a couple of years ago, but the previous owners still manage it. The rent is determined by HUD and currently a one bedroom rents for [fee removed], and incudes water, sewer, and electricity.

Do not move to Mallard Pointe apartments!
I am a long-time resident of this complex and am disgusted and upset with our new manager (as of April 2018) who is inexperienced, arrogant, rude, unstable, and incompetent. We have resigned ourselves to the fact that we will just have to wait for her to leave, or get fired. She is a big-talker, but doesn't have a clue on how to effectively manager a large property. We are considering a Petition to send to the home office in Washington, to have the manager removed. They seldom visit the property, so have no idea what is really going on here. Also, many tenants are mentally disabled younger people. It is not just for seniors, although it was built as an over-55, affordable housing complex.

my experience
My father and I were so pleased when he came up on the waiting list. He lived here for 3 months . Quickly he found public transportation was a big problem Being disabled and not driving it was extremely hard to get around. The washers and dryers are provided however change is need so you have to have it on hand. Opon my fathers passing I found [name removed[ and the other lady in the office to be downright rude when I had questions. Accusing me of having a tone putting me on speaker phone and loudly speaking to me on the phone. repeatedly telling me about damages he had done. With elderly and using walkers canes and other medical items things can be damaged. People fall, they get forgetful. This exiting of my fathers apartment was distastful, rude,accusing and overbearing. I felt it was very unprofessional. I would not refer or recommend this complex to anyone. It is a shame the complex is beautiful by the green belt. The apartment was expensive for what it was was a HUD property but he still paid 593.00 a month. He had ssi 700.00 per month This is not low income.It is good value for Boise though.

It was represented as senior citizen residence but isn't one
This is low income housing. I was under the impression it was senior housing, and it isn't. I moved from out of state, thinking that one building is senior living. 80% of the people in the building are disabled, and young. I don't like it at all. I thought this was going to be my senior home, and it isn't. There are no care service, and no activities, except for an occasional party. It is a beautiful place, and it is lovely to walk around here, but it isn't senior living. We have two people in the office, who are very friendly though not always very helpful
